An area of Coventry has been found to be a property hotspot. House prices are rising in Walsgrave faster than any other part of the city.

The CV2 postcode has an average house price of £222,455 – five per cent higher than in 2024.

There were a total of 406 sales in this part of the city last year. In comparison, house prices in other parts of Coventry rose no higher than one per cent year-on-year, with prices falling in some areas of the city.

And homes in Walsgrave are affordable too – with one of the lower average prices in the city. Outside of the city centre, homes in the CV6 Holbrooks area were the cheapest, with an average price of £215,732.

The most expensive homes in the city were found in Exhall, with an average price of £371,451.

House prices are rising everywhere in Coventry apart from the city centre and CV5, Allesley, where they dropped a little year-on-year.

Nationally, the seaside town of Aldeburgh is 2025’s property hotspot. Homes here sold for a whopping 77% higher than in 2024.

Next is the Usworth area of Washington in Tyne and Wear.

Homes sold for an average of £164,000 in the NE37 postcode area last year, making it one of the least expensive postcode areas in which to buy.

It’s an annual increase of 26%, however, which is the second largest in the country. Back in 2024, homes in NE37 sold for an average of £130,000.

Firswood in Manchester is next on the list.

Belgravia has seen the largest fall in average house prices.

The traditional home of the country’s rich, famous, and powerful has seen prices more than halve in the last year.

The typical home there sold for £2.7 million in 2025. That’s down by 51% from over £5.5 million in 2024.

The Cotswold village of Broadway is next.

Average house prices in the WR12 postcode area are down 36% compared to last year, going for an average of £456,000.
